There is a growing divide in the real estate brokerage market in Portugal. On one side, there are consultants who close deals, pocket their commission, and move on to the next one. On the other, there are consultants who accompany the client from the first contact until the keys are handed over—and who continue to be a reference for that client five years later, when they return to the market.

The difference between the two isn't just in their approach. It's in the process. And one of the elements that most clearly distinguishes leading consultants from the rest is how they handle the property handover process—and whether or not they include an independent inspection in that process.

Consultants who work with independent inspections don't do it out of obligation. There's no rule that requires it. They do it because they've realized, through experience, that this step changes everything — the quality of the service provided, the protection of the client, and directly, the consultant's own reputation.

The logic is simple: a client who buys or rents through a consultant naturally assigns part of the responsibility for the process to that consultant. If the transaction goes well, the consultant shares the credit. If it goes wrong—if unforeseen problems arise with the property, if there are disputes about the condition of the property upon leaving a rental agreement, if there are disagreements about damages and security deposits—the consultant also shares the consequences.

With an independent inspection integrated into the process, the consultant is no longer exposed to this risk. The condition of the property is irrefutably documented by an independent entity. Whatever happens next has an objective point of reference.

The buyer receives the keys excitedly. Three months later, he finds a crack in the wall and a leak in the bathroom. He claims they were there from the beginning. The developer says no. The consultant who brokered the transaction is caught in the middle—without any proof.

With the inspection carried out by Rede Vistorias at the time of delivery, the encrypted report records the actual condition of the property on that day. The crack was either there or it wasn't. The water infiltration was either visible or it wasn't. The discussion ends with the document.

A tenant moves into a property without an initial inspection. Two years later, upon leaving, the landlord withholds the security deposit, alleging damage. The tenant disputes this, stating that the damage already existed. Without documentation, the dispute has no arbiter—and the consultant who brokered the lease inevitably receives some annoying calls.

With the inspection, both parties entered into a contract with their eyes open, with the condition of the property documented and signed. The solution lies in comparing documents, not versions of events.

Months after the deed is signed, the buyer discovers what they consider to be hidden defects that already existed at the time of purchase. Portuguese law provides deadlines and mechanisms for these situations—but without documentation of the property's condition at the time of the transaction, the dispute is much more difficult to resolve. A condition inspection carried out before the deed is, for the buyer, the assurance that what they saw was what was there. For the consultant, it is proof that the process was conducted rigorously.

The most common concern consultants have when it comes to independent inspections is that the process will become more cumbersome—more steps, more time, more opportunities for the business to get complicated.

The reality is precisely the opposite.

The inspection by Rede Vistorias is a specialized service, coordinated with the consultant and adapted to the specific moment of the transaction. It doesn't add bureaucracy—it replaces uncertainty with documentation. And a client with documentation is a client who is at ease, who closes the process with confidence and doesn't return to the consultant with complaints.

“As part of our process, we coordinate an independent inspection of the property before handover. You will receive a detailed, encrypted report of the property's condition at that time—a document that protects you and serves as a reference for everything that happens afterward.”

It's not an extra cost imposed on the client. It's a value proposition. It's the difference between a consultant who closes the door on their way out and a consultant who guarantees that what's on the other side of that door is exactly what was promised.

Consultants who have already integrated independent inspections into their process consistently cite the same benefits:

Clients with documentation regarding the property's condition resolve their issues through the report, not by phone with the consultant.

A consultant who presents the inspection as part of the service conveys to the client — buyer or seller, landlord or tenant — that they work rigorously and have nothing to hide.

In a market where many consultants offer the same product, the process is what sets them apart. And a process that includes independent and encrypted documentation is, today, a real competitive advantage.

The client who received excellent support, who had their property inspected, and who completed the process without surprises, is the client who returns when they need to buy, sell, or rent again. And who recommends the consultant without hesitation.

The question is not whether the inspection has a cost. It's whether that cost is less than the risk it avoids—and the value it adds to the service provided.

Rede Vistorias works in partnership with real estate consultants, adapting the service to the needs of each transaction. The goal is not to complicate the process — it's to make it more solid, more transparent, and more secure for all parties.

What is documented ceases to be debated. And a consultant who meticulously documents is a consultant the market trusts for the transactions that matter most.

Existe uma clivagem crescente no mercado de mediação imobiliária em Portugal.
